Opportunity Zones (QOFs)

Now a permenant part of the tax code via the OBBBA, the Opportunity Zone program was created to revitalize economically distressed communities using private investment rather than taxpayer dollars. In return, investors participating in the opportunity zones may receive potentially significant tax benefits in the form of tax deferral on capital gains of any asset, step-up basis (10% or 30% for rural), and tax exclusion if the investment is held for 10 years or greater subject to the satisdfaction of certain conditions.
